# XLR8 Media: the full site in one document > XLR8 Media is a Sydney-based Google Ads agency that works exclusively with real estate agents and agencies across Australia. Founded in 2020 and a Google Partner, XLR8 Media runs search campaigns that aim to put one agent's ad at the top of Google when a vendor in that agent's suburb searches for someone to sell their home: one agent per suburb, a first-page guarantee for the campaign term, continuous optimisation and plain-English reporting. XLR8 Media builds the campaign that aims to put your ad at the top of that page, often above the portals. #### The search a vendor makes before they choose an agent Google has said it handles more than 5 trillion searches a year. A small number of those are made by owners in your suburb who have decided to sell and want to know who to call. They type "real estate agents [suburb]". That search is a decision moment. The same person scrolling a social feed is not deciding anything; the person typing those words is. REA Group's 2024 Property Seeker survey of more than 13,000 Australians found that almost half of first-time sellers and almost 40 percent of experienced sellers search for their agent online. XLR8 Media campaigns are built for exactly that moment, in your suburb, for one agent: you. #### What an XLR8 Media campaign includes Every campaign starts with the keyword set a vendor actually uses. We build it suburb by suburb around searches such as "real estate agents [suburb]". The ads themselves are written for real estate. They name you, your suburb and the reasons a vendor should call, and they are written from our proven, high-performing real estate ad copy. Clicks land on your own agent profile or agency page, and the ad carries a call button so a vendor on a mobile can ring you directly. Calls made from that button are tracked and emailed to you the next business day. Campaigns are aimed mainly at sellers, because that is where the listings come from, and sometimes at investors looking for a property manager where there is enough search demand. #### Alongside the portals, with no referral fee Portal agent products show you to people who are already on the portal, next to every other agent in the suburb. A Google Ads campaign reaches the vendor at the moment they search, and sends the enquiry straight to your phone or inbox. Because you are advertising directly, there are no referral fees, no portal commission and no middleman between you and the vendor. The lead is yours. #### Built and run by a Google Partner that only does real estate XLR8 Media is a Sydney-based Google Partner founded in 2020 that works only with real estate agents and agencies. That focus is the point: we know the seasonality of the sales cycle, the difference between a vendor search and a buyer search, how suburb-level competition changes the cost of a click, and what an appraisal lead is worth compared with what it costs to win. In 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns, with an average click-through rate of around 7.5 percent, about 20 percent higher than the Google search ads average. They are not a promise for any one suburb; ask us and we will show you how they are measured. #### One agent per suburb and a first-page guarantee We work with one agent per suburb, so your campaign never bids against another XLR8 Media client for the same vendors. Your ad is guaranteed to appear on the first page of Google whenever one of your keywords triggers it, for the whole campaign term. Pricing is quoted per suburb after we check availability and the search volume in your area, so the first step is always the same: tell us your suburb. Included: - A suburb-level keyword set built from the searches vendors make - Ad copy written from our proven, high-performing real estate ads - Ads that send clicks to your own agent profile or agency page - A call button in the ad, with calls emailed to you the next business day - One agent per suburb: no competing XLR8 Media campaigns in your area - First-page guarantee for the campaign term (terms apply) - Plain-English reporting: impressions, clicks, click-through rate, position on the page and calls ### Suburb Exclusivity (https://xlr8.media/services/suburb-exclusivity/) We only work with one agent per suburb, to avoid competing against our own clients. When your suburb is yours, it stays yours for as long as your campaign runs. #### What the Exclusive Position is Every XLR8 Media client is allocated an Exclusive Position: the suburbs in their Product Details and the keywords for them. While your campaign is active, no other XLR8 Media client can buy that combination. We do not run two campaigns for two agents in the same suburb, full stop. The reason is simple arithmetic. Google Ads is an auction. If one agency runs campaigns for two agents in the same suburb on the same searches, it has to split the top spot and the enquiries between them. Agencies that work with many agents in the same area have to live with that. We chose not to. #### How availability works Before anything is signed, you tell us the suburb or suburbs you want. We check whether they are held by an existing client and come back to you with availability, the Google search volume for those suburbs and the pricing for a campaign there. If your suburb is taken, we say so, and we can tell you which neighbouring suburbs are open. Pricing is quoted per suburb because the competition and the search volume differ from one suburb to the next. A suburb on Sydney's lower north shore and a suburb in regional Queensland are different auctions, and the quote reflects that. #### Renewal: your suburb is never taken from you, and never held for you Campaigns run for a fixed term set out in your Product Details. Renewal is never automatic: before the renewal date we contact you to ask whether you want to continue, and nothing beyond the initial term is invoiced unless you say yes. Two rules protect every client equally. If you have not confirmed renewal within 10 business days of us contacting you, your Exclusive Position is released to the market. And a position cannot be put on hold to come back to later: to keep your suburb, a consecutive campaign must begin within 10 business days of the renewal date. That is what makes the exclusivity real. Nobody can park a suburb to keep a competitor out of it, and the agent who is actually advertising is the one who holds it. #### What exclusivity does not cover Exclusivity is a promise about XLR8 Media's own clients. It means we will not work for another agent in your suburb. It does not stop other agencies, franchise head offices or the portals bidding in the same Google auction, because nobody can stop that. Our job is to win that auction for you: the keyword set, the ad copy and the bids are tuned every time we review the campaign to give your ad the best chance of the top spot when the vendor in your suburb searches. In 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. #### Why it matters for your campaign Fewer competing bids for the same searches keeps the cost of each click steadier and makes the campaign easier to improve, because every optimisation decision serves one client, not two. The first page of Google guarantee applies to every exclusive campaign in the same way, whether the suburb is in Sydney, Melbourne, Brisbane, Perth, Adelaide, the Gold Coast or a regional town. Included: - One agent per suburb, written into the Product Details as your Exclusive Position - Availability checked before you sign, with search volume and pricing for your suburb - Neighbouring suburbs can be added while they are available - Renewal is never automatic; we contact you before the renewal date - No holds: the agent who is advertising is the agent who keeps the suburb - Applies to every suburb and regional town in Australia ### Optimisation and Reporting (https://xlr8.media/services/optimisation-and-reporting/) Getting a campaign live is just the start. Our team keeps monitoring and adjusting your campaign so your ads keep showing for the right searches, and reports the numbers that matter without jargon or spin. #### What optimisation actually includes Optimisation is the work that happens after launch, and it is where most of the difference between a good campaign and an expensive one is made. For every XLR8 Media client it covers two things. Ad copy: every ad is written from our proven, high-performing real estate ad copy and kept current as the search data comes in. Bid refinement: bids are adjusted keyword by keyword so budget goes to the searches that matter. #### Why it is done against search terms, not assumptions Google shows us the actual words people typed before they clicked. Every review of the campaign reads that search term data: keywords that are spending without results and ads whose click-through rate has slipped. Because XLR8 Media works only with real estate agents, we know what a vendor search looks like in Sydney, Perth or a regional town and what a time-waster looks like. Google's own Quality Score, a 1 to 10 diagnostic of expected click-through rate, ad relevance and landing page experience, is a useful check on that work: higher scores mean cheaper clicks for the same position. #### What we report You receive regular plain-English reports and an end-of-campaign report, and we can run an extra progress report whenever you ask. Each report covers impressions (how often your ad showed), clicks, click-through rate, position on the page and calls from the ad. No jargon. No spin. Just data you can act on. Position on the page matters because it is the metric behind our first-page guarantee. Google's "absolute top impression share" measures how often an ad was the very first ad on the page; across our client campaigns in 2025 that figure was 55.18 percent. #### Calls from your ads Every ad carries a call button, so a vendor on a mobile can ring you straight from the search results. Calls made from that button are tracked, and we email them to you the next business day, so you know which enquiries came from the campaign. #### Held to Google's benchmarks As a Google Partner, XLR8 Media's team holds active Google Ads certifications and XLR8 Media is measured against Google's own performance benchmarks, including a minimum optimisation score. In practice that means your campaign is reviewed by certified people and kept in the shape Google expects, on top of what you see in the report. Optimisation and reporting are included in every XLR8 Media campaign, at no extra cost. Included: - Ad copy written from our proven, high-performing real estate ads - Bid refinement keyword by keyword - Call tracking from the call button in your ads, emailed the next business day - Plain-English progress and end-of-campaign reports: impressions, clicks, click-through rate, position on the page, calls - Ad position tracking behind the first-page guarantee ## Cities ### Google Ads for real estate agents in Sydney (https://xlr8.media/real-estate-google-ads/sydney/) XLR8 Media is based on Castlereagh Street in the Sydney CBD and runs suburb-exclusive Google Ads campaigns for agents from the eastern suburbs to the Blue Mountains. One agent per suburb, a first-page guarantee and reporting in plain English. Sydney is one of the most competitive real estate advertising markets in Australia. An owner in Chatswood who types "real estate agents Chatswood" is not browsing; they are choosing an agent. The same is true in Parramatta, Penrith, Cronulla and Mosman. XLR8 Media builds a campaign for one agent in each of those suburbs, aiming to put that agent's ad at the top of the page when the search happens, often above the portals and the competing offices. The competition and the search volume in Bondi are nothing like the competition and the search volume in Blacktown, so we quote every suburb separately. Before you sign, we tell you the Google search volume for your suburb and what a campaign there costs. Exclusivity in Sydney works suburb by suburb. If you hold Castle Hill with XLR8 Media, no other XLR8 Media client can run our campaigns in Castle Hill while yours is active, and you can add neighbouring suburbs such as Kellyville or Baulkham Hills while they are open. What we cannot do is stop other agencies or franchise head offices bidding in the same auction; our job is to win it. In 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. We have worked with Sydney agents and offices from Ray White, McGrath, LJ Hooker, Belle Property, Raine & Horne, Stone Real Estate, The Agency and Century 21, as well as independent agencies across the city. Every Sydney campaign comes with the same terms as the rest of the country: a first-page guarantee for the campaign term and no referral fee or commission on any listing the campaign wins. Our office is at Level 17, 9 Castlereagh Street, Sydney NSW 2000. Campaigns are built and managed by our Sydney team, Monday to Friday 9am to 5pm, with meetings by phone or video and plain-English reporting: impressions, clicks, click-through rate, position on the page and calls. Suburbs named on the page: Parramatta, Chatswood, Bondi, Manly, Mosman, Castle Hill, Penrith, Liverpool, Blacktown, Cronulla, Randwick, Hornsby ### Google Ads for real estate agents in Melbourne (https://xlr8.media/real-estate-google-ads/melbourne/) Suburb-exclusive Google Ads campaigns for Melbourne agents, from the bayside to the outer east and the growth corridors in the west. One agent per suburb, managed by a Google Partner that works only with real estate. Melbourne vendors search the way Sydney vendors do, suburb first. "Real estate agents Brighton" or "real estate agents Glen Waverley" is the search that tells you an owner is choosing an agent. XLR8 Media builds a campaign for one agent per suburb, aiming to put that agent's ad at the top of the page when owners in the suburb search. Melbourne is a large and uneven market: the inner east and outer suburbs such as Frankston, Dandenong and Point Cook are different auctions. We quote every Melbourne suburb separately, based on its own search volume and competition. Exclusivity works the same way in Melbourne as everywhere else: one agent per suburb, in writing, for the life of the campaign. Hold Richmond and no other XLR8 Media client can run our campaigns in Richmond; add Hawthorn or Box Hill while they are available. Exclusivity does not stop other agencies, portals or franchise head offices bidding in the same auction, and we never claim it does. It stops you competing with our own clients, and it lets every optimisation decision serve you alone. We have worked with agents and offices from Buxton, Ray White, Harcourts, Belle Property and Raine & Horne, all with a presence in Melbourne, and with independent agencies across the city. Every Melbourne campaign carries the same terms: a first-page guarantee for the campaign term, no referral fee and no commission on any listing the campaign wins. Campaigns for Melbourne agents are built and managed from our Sydney office, with meetings by phone or video and plain-English reporting: impressions, clicks, click-through rate, position on the page and calls. Suburbs named on the page: Richmond, Brighton, Glen Waverley, Doncaster, Hawthorn, Essendon, Box Hill, Preston, Frankston, Dandenong, Werribee, Point Cook ### Google Ads for real estate agents in Brisbane (https://xlr8.media/real-estate-google-ads/brisbane/) Suburb-exclusive Google Ads campaigns for Brisbane agents from the inner north to Logan, Moreton Bay and the bayside. One agent per suburb, a first-page guarantee and reporting you can read in two minutes. Brisbane vendors search Google with the suburb in the query, such as "real estate agents Chermside" or "real estate agents Indooroopilly". XLR8 Media aims to put one agent's ad at the top of those searches in each suburb. Competition varies across Brisbane, from the inner suburbs to Logan and Moreton Bay. We quote every Brisbane suburb separately, with the Google search volume and the competition for that suburb, before you sign. Hold Paddington with XLR8 Media and no other XLR8 Media client can run our campaigns in Paddington while yours is active; add Ascot or New Farm while they are open. Exclusivity in Brisbane means the same thing it means in every city: we will not work for another agent in your suburb. It does not stop other agencies, the portals or franchise head offices bidding in the same Google auction, and our job is to win that auction for you. In 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. We have worked with agents and offices from NGU Real Estate, Ray White, LJ Hooker, Harcourts, RE/MAX, Professionals and First National, all with a presence in south-east Queensland, as well as independent agencies. Every Brisbane campaign carries the same terms as the rest of Australia: a first-page guarantee for the campaign term and no referral fee or commission on any listing the campaign wins. Campaigns for Brisbane agents are built and managed from our Sydney office, with meetings by phone or video and plain-English reporting: impressions, clicks, click-through rate, position on the page and calls. The Brisbane suburb you hold stays yours for as long as the campaign runs, and renewal is never automatic. Suburbs named on the page: Chermside, Indooroopilly, Carindale, New Farm, Paddington, Ascot, Mount Gravatt, Wynnum, Forest Lake, North Lakes, Redcliffe, Springwood ### Google Ads for real estate agents in Perth (https://xlr8.media/real-estate-google-ads/perth/) Suburb-exclusive Google Ads campaigns for Perth agents, from the coast to the hills and from Joondalup to Rockingham. One agent per suburb, managed by a Google Partner that works only with real estate. Perth vendors search for an agent the way vendors everywhere do, with the suburb in the query, such as "real estate agents Joondalup" or "real estate agents Subiaco". An XLR8 Media campaign aims to put one agent per suburb at the top of the page. The spread between the western suburbs and the outer corridors is wide. We quote every Perth suburb separately, on its own Google search volume and competition before you sign, so a campaign in Cottesloe and a campaign in Ellenbrook are each priced for their own auction. Hold Scarborough with XLR8 Media and no other XLR8 Media client can run our campaigns in Scarborough while yours is active; add neighbouring suburbs while they are open. Exclusivity means we will not work for another agent in your suburb. It does not stop other agencies, the portals or franchise head offices bidding in the same Google auction, and our job is to win that auction for you. In 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. We have worked with agents and offices from Realmark, Ray White, Harcourts, LJ Hooker, Professionals, Raine & Horne, Century 21, RE/MAX and The Agency, all with a presence in Perth, as well as independent agencies. Every Perth campaign carries the same terms as the rest of Australia: a first-page guarantee for the campaign term and no referral fee or commission on any listing the campaign wins. Campaigns for Perth agents are built and managed from our Sydney office. The time difference is not a problem in practice: meetings are by phone or video at a time that suits you, and reporting is in plain English, covering impressions, clicks, click-through rate, position on the page and calls. Suburbs named on the page: Joondalup, Scarborough, Subiaco, Cottesloe, Fremantle, Victoria Park, Morley, Midland, Ellenbrook, Canning Vale, Armadale, Rockingham ### Google Ads for real estate agents in Adelaide (https://xlr8.media/real-estate-google-ads/adelaide/) Suburb-exclusive Google Ads campaigns for Adelaide agents, from the beachside suburbs to the foothills and the northern growth corridor. One agent per suburb, managed by a Google Partner that works only with real estate. Adelaide vendors search for an agent with the suburb in the query, such as "real estate agents Glenelg" or "real estate agents Norwood". XLR8 Media aims to put one agent's ad at the top of those searches in each suburb. We quote every Adelaide suburb separately, on its own Google search volume and competition before you sign, so a campaign in Burnside and a campaign in Morphett Vale are each priced for their own auction. Hold Prospect with XLR8 Media and no other XLR8 Media client can run our campaigns in Prospect while yours is active; add neighbouring suburbs while they are available. We have worked with agents and offices from Ray White, Harcourts, LJ Hooker, Raine & Horne, Century 21, First National and Belle Property, all with a presence in Adelaide, as well as independent agencies. Every Adelaide campaign carries the same terms as the rest of Australia: a first-page guarantee for the campaign term and no referral fee or commission on any listing the campaign wins. Campaigns for Adelaide agents are built and managed from our Sydney office, with meetings by phone or video and plain-English reporting: impressions, clicks, click-through rate, position on the page and calls. The Adelaide suburb you hold stays yours for as long as the campaign runs, and renewal is never automatic. Suburbs named on the page: Glenelg, Norwood, Unley, Prospect, Burnside, Henley Beach, Marion, Morphett Vale, Salisbury, Mawson Lakes, Golden Grove, Port Adelaide ### Google Ads for real estate agents on the Gold Coast (https://xlr8.media/real-estate-google-ads/gold-coast/) Suburb-exclusive Google Ads campaigns for Gold Coast agents, from Coolangatta to Coomera and from the beach to the hinterland. One agent per suburb, managed by a Google Partner that works only with real estate. Gold Coast vendors search with the suburb in the query, such as "real estate agents Surfers Paradise" or "real estate agents Robina", and the suburb often says a lot about the property: Surfers Paradise and Broadbeach skew to units and investors, Robina, Helensvale and Mudgeeraba to houses and families. XLR8 Media builds a campaign for one agent per suburb, aiming to put the agent's ad at the top of the page when an owner in that suburb searches. Surfers Paradise and Coomera are different auctions, so we quote every Gold Coast suburb separately, on its own Google search volume and competition before you sign. Hold Burleigh Heads with XLR8 Media and no other XLR8 Media client can run our campaigns in Burleigh Heads while yours is active; add Palm Beach or Miami while they are open. We have worked with agents and offices from Ray White, Harcourts, LJ Hooker, RE/MAX, Professionals, First National and McGrath, all with a presence on the Gold Coast, as well as independent agencies. Every Gold Coast campaign carries the same terms as the rest of Australia: a first-page guarantee for the campaign term and no referral fee or commission on any listing the campaign wins. Campaigns for Gold Coast agents are built and managed from our Sydney office, with meetings by phone or video and plain-English reporting: impressions, clicks, click-through rate, position on the page and calls. Suburbs named on the page: Surfers Paradise, Southport, Broadbeach, Robina, Burleigh Heads, Palm Beach, Coolangatta, Helensvale, Hope Island, Coomera, Nerang, Mudgeeraba ## Insights (https://xlr8.media/insights/) ### How much Google Ads costs a real estate agent in Australia (2026) (https://xlr8.media/insights/how-much-google-ads-costs-real-estate-agents-australia/) Published 2026-10-06, updated 2026-10-31. Google Ads has no list price. How a campaign for an Australian agent is priced, what makes one suburb cost more than another, and the questions to ask any agency before you sign. Agents ask us the price before they ask anything else, and the honest answer is that Google Ads has no list price. What a campaign costs depends on the suburb: how often vendors search there, and how many other advertisers want the same searches. This article explains how Google prices an ad, what moves the price and what to ask an advertising agency. It does not publish XLR8 Media's prices, because we quote every suburb on its own search volume and competition. How Google charges for an ad Google Ads is an auction. Each time someone searches, Google ranks the eligible ads by a combination of the bid, the quality of the ad and the context of the search (Google's own description of Ad Rank). An advertiser pays only when someone clicks, and pays roughly what is needed to hold its position rather than its maximum bid. So the price of a click is set by the competition for that search in that place, not by a rate card. What makes one suburb cost more than another Competition. The number of agents, agencies and lead referral companies advertising for keywords like "real estate agents [suburb]" sets the price of each click. Busy inner-city suburbs are crowded auctions; many regional towns are not. Search volume. A suburb where vendors search more often will cost more to cover those searches than a less searched suburb. Ad quality. Google gives ads that are relevant to the search a better position for the same price. Ads written and optimised for real estate help keep the cost of a position down. Who else the agency works for. An agency running campaigns for two agents in the same suburb has them chasing the same top spot. XLR8 Media works with one agent per suburb, so its clients never compete with each other. What to ask any agency about price Is there a referral fee or commission on listings? Will you run campaigns for any other agent in my suburb? What will you report, and how often? Is renewal automatic? XLR8 Media's answers: there is no referral fee or commission; one agent per suburb; plain-English reports on impressions, clicks, click-through rate, position on the page and calls regularly and at the end of the campaign, with extra reports on request; and renewal is never automatic. To get a price for your suburb, send it through the suburb availability check. The reply includes availability, the Google search volume and the pricing. ### Your franchise head office may be bidding on your suburb (https://xlr8.media/insights/your-franchise-head-office-may-be-bidding-on-your-suburb/) Published 2026-09-29, updated 2026-10-31. Many franchise networks run their own search ads for the brand. Here is what that means in the Google auction, and how an individual agent advertises alongside the brand rather than against it. If you are an agent in a franchise network, your head office may already be running Google ads for the brand in your suburb. That is not a secret and it is not a problem, but it changes how you should think about your own campaign. This article explains how the Google auction treats a brand ad and your ad, what each one is good at, and how to advertise under your own name without working against your own network. How the auction treats the brand ad and your ad Google runs one auction per search. If the brand's ad and your ad are both eligible for the same search, both enter it, and Google ranks them by Ad Rank: bid, ad quality and context (Google Ads Help). Four things follow. You are not shut out. Google does not reserve a search for the franchisor. Your ad competes for the same searches the brand ad does, in the same way an independent agency across the road would. One ad per site in each spot. Google does not allow more than one ad for the same business or website in a single ad location. If your profile page sits on your network's website, Google may treat your ad and the brand's ad as ads for the same site, so they will not both appear in the same spot at once. Which one shows is decided in the auction. The click goes where the vendor chooses. If the vendor clicks the brand ad, the enquiry enters the network's own system and is handled by its rules. If the vendor clicks your ad, they land on your profile or ring your phone. Exclusivity does not change this. XLR8 Media's one agent per suburb is a promise about our own clients. It cannot stop a franchisor, a portal or another agency entering the auction. What a well-run campaign does is win the auction often: in 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. What the brand campaign is good at None of this is an argument against the network campaign. A brand campaign keeps the network visible in suburbs where no individual agent is advertising. Advertise alongside the brand, not against it Agents who do this well treat the brand campaign as background and build their own campaign around what the brand cannot say: their name, their suburb and their phone number. Make the ad about you. The brand ad talks about the network. Yours names you and your suburb, and tells the vendor they will speak to you. Send the click to your own page. Your agent profile is the page that sells you. XLR8 Media points every ad at the agent's existing profile page, and the call button in the ad rings the agent directly. Know which calls came from your ads. XLR8 Media tracks the calls made from the ad's call button and emails them to you the next business day, so you can see what your own campaign produced. Check your franchise agreement for any rules on individual advertising before you start. Questions to ask before you start Does my network run search ads in my suburb? Where do enquiries from the network campaign go, and how are they allocated? Will my agency run campaigns for any other agent in my suburb? (Ask any agency this, including us: our answer is no.) Your own campaign and your network's brand campaign can run side by side. If you want your own name in front of vendors searching in your suburb, start with the suburb availability check. ### How to read a Google Ads report: impressions, clicks, CTR, position and calls (https://xlr8.media/insights/how-to-read-a-google-ads-report/) Published 2026-09-15, updated 2026-10-31. Impressions, clicks, click-through rate, calls and the number one position: what each number in your report means, what Google counts behind it, and the questions worth asking. A Google Ads report is only useful if you can read it in a couple of minutes and know what to ask. This guide explains the numbers in an XLR8 Media report, what Google counts behind each one, and how to read them together. Nothing here needs a marketing background. XLR8 Media reports regularly through the campaign and at the end of it, and we can run an extra progress report whenever you ask. Each report covers impressions, clicks, click-through rate, position on the page and calls. Impressions: how often your ad showed An impression is counted every time your ad appears on a results page, whether or not anyone clicks it. Impressions show how often vendors in your suburb searched and saw your ad. On a campaign built on searches such as "real estate agents [suburb]", the number mostly reflects how often people in your suburb make that search, so it moves with the market: more in a busy spring, fewer in a quiet winter. Clicks and click-through rate A click is one person choosing your ad and visiting your profile page. Click-through rate (CTR) is clicks divided by impressions. It is the clearest sign that your ad is relevant to what people searched for and more appealing than the ads around it. Across XLR8 Media client campaigns the average CTR is around 7.5 percent, about 20 percent above the Google search ads average of 6.6 percent. That is an average across all our campaigns, not a promise for any one suburb. Calls from the ad Every XLR8 Media ad carries a call button, so a vendor on a mobile can ring you straight from the search results. Calls made from that button are tracked, and we email them to you the next business day, so you know which calls came from the campaign. The number one position Google reports more than one measure of where an ad appeared. Top impression share is the share of your impressions that appeared above the organic results. Absolute top impression share is the share in which your ad was the very first ad on the page (Google's definitions). When XLR8 Media says its clients' ads held the number one position on Google 55.18 percent of the time in 2025, that is the absolute top figure, on average across all our client campaigns. Ask any agency which measure it is quoting: "page one" and "position one" are different claims. Reading the numbers together No single number tells the whole story. Read them in order: Impressions tell you how often vendors searched and your ad was there. Click-through rate tells you whether the ad persuaded them to look. Position on the page tells you how prominently your ad was positioned. A steady CTR with fewer impressions usually means fewer people searched that month, not that the campaign got worse. A falling CTR with steady impressions is worth asking about, because it can mean a competitor has changed its ads. Questions worth asking about any report Does it show impressions, clicks, CTR, position on the page and calls, in plain English? Which position measure is being quoted? Is the agency running campaigns for anyone else in my suburb? If so, whose numbers are these? XLR8 Media works with one agent per suburb, so every call in your report came from your own ads. Check whether your suburb is open through the suburb availability check. ### Google Ads vs Facebook and Meta ads for vendor leads (https://xlr8.media/insights/google-ads-vs-facebook-ads-for-vendor-leads/) Published 2026-09-01, updated 2026-10-31. Search reaches a vendor who is looking for an agent; Facebook and Instagram reach a person who matches a profile. What that difference means for the enquiries you get, and when each channel is the right choice. Many agents who come to XLR8 Media have tried Facebook or Instagram ads, usually a "free appraisal" or "what is your home worth" campaign. Some got listings from it. Many got a list of names who did not pick up the phone. The difference between that experience and a Google search campaign is not the quality of the platform. It is what the person was doing when they saw the ad. Intent versus interruption A Google search ad appears because someone typed a search such as "real estate agents [suburb]". They have told Google, in words, what they want, and they are looking at a list of agents to choose from. A Meta ad (Facebook and Instagram) appears in a feed because the person matches a targeting profile while they are doing something else. One is a decision moment; the other is an interruption that might start one. That is why the two channels tend to produce different enquiries. A search enquiry usually comes from an owner who is thinking about selling and wants to compare agents. A feed enquiry often comes from someone curious about a price, which can be a fine start to a long conversation but is a different thing from an appraisal request. Where Meta is the right choice Brand: showing your face and your results to home owners in a suburb, again and again, before they ever search. Staying in touch: following up people who have already visited your profile. The long game: staying in front of owners who are years away from selling. If your plan is to be the best-known agent in a suburb over several years, social ads can belong in it. Where Google search is the right choice You want to be in front of owners at the moment they search for an agent in your suburb. You want the vendor to land on your own profile page or ring you from the ad. You want a suburb that is yours alone among the agency's clients (XLR8 Media works with one agent per suburb). How to compare them fairly Do not compare the channels on the number of names collected. Compare them on appraisals booked and listings won over a few months, because the two lose people at different points. Keep a note of where each enquiry came from, and look back after a few months. Running both Plenty of agents run both, and it works when each is judged on its own job: social ads on reach and staying in touch, search on vendors who are actively looking. Ask for separate reporting for each, so the numbers are never blended. XLR8 Media runs Google search only, for one agent per suburb, with plain-English reporting on impressions, clicks, click-through rate, position on the page and calls. If you are weighing the two channels, start with your suburb: send it through the suburb availability check and we will tell you how often vendors search there. ### One agent per suburb: how exclusivity works in Google Ads (https://xlr8.media/insights/suburb-exclusivity-explained/) Published 2026-07-21, updated 2026-10-31. Google Ads is an auction, and an agency with two clients in one suburb has them chasing the same top spot. How XLR8 Media's one-agent rule works, what it costs you to let it lapse, and the things it honestly cannot promise. "One agent per suburb" is the shortest description of how XLR8 Media works, and it is the one agents ask the most questions about. This article explains why the rule exists, how it works, how renewal and holds work, and what exclusivity does not cover. Why two clients in one suburb is self-defeating Google Ads sells ad positions by auction, one auction per search. Google ranks the eligible ads by Ad Rank, a combination of bid, ad quality and context (Google Ads Help), and the price each advertiser pays depends on the ad below it. Now suppose one agency runs campaigns for two agents in Chatswood, both on "real estate agents Chatswood". The two agents are chasing the same top spot and the same vendors, and they split the enquiries between them. Every decision the agency makes for one client is, by definition, made against the other. An agency in that position cannot work wholeheartedly for either client, and its reports cannot say which client's ad won which enquiry. The only way to avoid it is to refuse the second client. XLR8 Media does. What the Exclusive Position is Your Exclusive Position is the suburbs in your Product Details and the keywords for them. While your campaign is active, no other XLR8 Media client can buy that combination, and we will not run a competing campaign in your suburb. How availability is checked Before anything is signed, you tell us the suburb or suburbs you want. We check them against existing client positions and reply with availability, the Google search volume for the suburb and the pricing of a campaign there. If the suburb is taken, we say so and tell you which neighbouring suburbs are open; neighbouring suburbs can be added to your position while they are available. The check is free and it does not commit you to anything. Renewal, lapses and holds Exclusivity has to be enforced evenly or it means nothing, so the renewal rules are strict and they apply to everyone. Renewal is never automatic. Before your renewal date we contact you to ask whether you want to continue, and the services do not continue unless you say so. Nothing beyond the initial term is invoiced unless you agree. The 10 business day window. If you have not confirmed within 10 business days of us contacting you about renewal, your Exclusive Position is forfeited and becomes available to the market. No holds. A position cannot be kept on hold at the end of a campaign to continue later. To retain it, a consecutive campaign must begin within 10 business days of the renewal date. The no-holds rule is the one agents sometimes wish away, and it is the one that protects them most. Without it, an agent could pay for one short campaign and then sit on a suburb for a year to keep a competitor out. With it, the agent who holds the suburb is always the agent who is advertising in it. What exclusivity does not cover Exclusivity is a promise about XLR8 Media's clients. It cannot be a promise about the auction, because nobody controls the auction. Other agencies can bid on your suburb. The portals bid on agent searches. Franchise head offices can run their own campaigns. What we promise is that none of those bidders will be another client of ours, and that the campaign we run for you is built to win the auction: in 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. Checking an agency's exclusivity promise If another agency offers exclusivity, two questions test it. Is it written into the contract, with the suburbs and keywords named, or is it a line on a website? What happens at renewal, and can a position be held without a campaign running? XLR8 Media's answers are that the Exclusive Position is in the Product Details and defined in the terms, and that renewal is never automatic and holds are not possible. An agency that cannot answer both in writing is offering a preference, not exclusivity. What it means for your results Optimisation serves one client, so every bid change and every line of ad copy is decided for you. Add the first-page guarantee for the campaign term, and the question is only whether your suburb is still open. Find out through the suburb availability check. ### What the Google Partner badge means (and what it does not) (https://xlr8.media/insights/what-the-google-partner-badge-means/) Published 2026-07-07, updated 2026-10-31. Google checks three things daily before an agency may show the badge. Here they are, with Google's own documentation, plus how to verify any agency in the directory and the three questions the badge does not answer. Almost every Google Ads agency pitching to real estate agents shows a Google Partner badge. XLR8 Media does too. The badge is worth something, but not what the pitch sometimes implies, so here is what Google actually requires, how to check that an agency holds it, and the questions the badge leaves open. The three requirements Google publishes the requirements in its Google Ads Help centre (Google Partners program requirements). To hold the Partner badge, an agency must meet all three, and Google checks them daily: Performance: an optimisation score of at least 70 percent across the agency's managed accounts. The optimisation score is Google's estimate of how well each account is set up, based on the recommendations it would make. Spend: at least USD 10,000 of Google Ads spend across managed accounts over a 90-day period. The badge requires an agency that manages a meaningful amount of advertising. Certification: at least 50 percent of the agency's account strategists hold a current Google Ads certification (the count is capped at 100 users). The badge rules Only companies with current Partner status may display the badge (badge guidelines). Status is not permanent: fall below any requirement and the badge is withdrawn (about badge status). An agency showing a badge it no longer holds is in breach of Google's rules, which is one reason to verify rather than trust the image. How to verify an agency Every Partner has an entry in Google's public directory. Ask the agency for its directory link, or search the Google Partners directory by name. XLR8 Media's entry is in the directory. The entry shows the status and the agency's declared specialisations. If an agency cannot give you a link, assume it does not hold the badge. What the badge tells you Three useful things. Certified people are working on ads, so the basics of match types and bidding are not being learned on your budget. The agency manages enough spend to have real experience. And Google checks the agency's performance every day, so there is a minimum standard. For an agent choosing between an agency with the badge and one without, that minimum standard is worth having. What the badge does not tell you Google does not endorse any agency's results, and the badge says nothing about whether the agency understands real estate. It does not tell you whether the agency will also work for your competitor in the same suburb, what it reports or how often, or what happens at the end of the term. Those three questions decide more about your result than the badge does. QuestionWhat a good answer looks likeXLR8 Media's answer Will you run campaigns for other agents in my suburb? No, in writingOne agent per suburb, written into the Product Details What do you report?Impressions, clicks, CTR, position on the page and calls, in plain English, on a set scheduleAll of those, regularly and at the end of the campaign, with extra reports on request What happens at the end of the term?No automatic renewalRenewal is never automatic What the certifications cover Google Ads certifications are exams on Google's own Skillshop platform, taken per product area: Search, Display, Video, Shopping, Apps and Measurement. For a real estate agent the one that matters is Search, which covers how the auction ranks ads, which searches trigger an ad and how bidding strategies work. A certification expires after a year and must be retaken, which is why Google counts only current ones toward the Partner requirement. It does not test whether the person knows what an appraisal lead is worth in Chatswood; it tests whether they can run Google Ads correctly. Why specialisation matters more than the badge Two agencies can hold the same badge and build very different campaigns for the same agent. One runs a generic "real estate" keyword set across a metropolitan area for several agents at once; the other builds one campaign for one agent in one suburb around "real estate agents [suburb]" searches, pointing at that agent's own profile. The badge cannot tell them apart. What can is the agency's client list (real estate only, or everything from dentists to plumbers), its answer to the one-agent-per-suburb question, and whether it can show you how a vendor search in your suburb differs from a buyer search. In 2025 XLR8 Media clients' ads held the number one position on Google 55.18 percent of the time on average across all XLR8 Media client campaigns; that comes from the specialisation, not from the badge. Why we publish our directory entry Because verification should take a minute, not a conversation. The badge, the directory entry and the terms with the first-page guarantee are all public, and an agent can read them before ever speaking to us. If they add up, the next step is the suburb availability check. ## Frequently asked questions **What does XLR8 Media do?** XLR8 Media is a Sydney-based Google Ads agency that works exclusively with real estate agents and agencies across Australia. It runs Google search campaigns that aim to put the agent's ad at the top of Google, linking to their profile, when a vendor in that agent's suburb searches for someone to sell their home, with one agent per suburb, a first-page guarantee for the campaign term and plain-English reporting. **Where is XLR8 Media based and who does it work with?** XLR8 Media is based at Level 17, 9 Castlereagh Street, Sydney NSW 2000 and works with real estate agents in every Australian state. It has worked with agents and offices from Ray White, McGrath, LJ Hooker, Harcourts, Belle Property, Raine & Horne, Century 21, RE/MAX, First National and The Agency, as well as independent agencies. Campaigns are managed from Sydney with meetings by phone or video. **Is XLR8 Media a Google Partner?** Yes. XLR8 Media is a Google Partner, listed in the Google Partners directory, which means its account managers hold current Google Ads certifications and it meets Google's spend and performance requirements. The Sydney team manages every campaign in-house. **When was XLR8 Media founded?** XLR8 Media was founded in Sydney in 2020 as a Google Ads agency and made a deliberate choice early on to specialise. Today it works exclusively with real estate agents and agencies across Australia, and the team's Google Ads experience predates the agency by several years. **Does XLR8 Media work with industries other than real estate?** No. XLR8 Media works only with real estate agents, offices and agencies in Australia. Its campaigns are for real estate agents and are aimed mainly at sellers, and that focus is why it knows what a vendor search in a given suburb is worth. **Who is XLR8 Media for: individual agents, principals or whole offices?** All three. XLR8 Media runs Google Ads campaigns for individual sales agents who want more appraisals in their own suburb, for principals who want more appraisal enquiries for the office, and for agencies with several offices across Australia that want a suburb held in each territory. The unit is always one agent (or one office) per suburb. **How much does Google Ads cost for a real estate agent?** XLR8 Media quotes each Australian suburb after checking availability and the Google search volume for that suburb, so pricing depends on the suburb's competition rather than on a fixed menu. Send your suburb through xlr8.media/get-more-leads/ for a quote. **What is XLR8 Media's first page of Google guarantee?** XLR8 Media guarantees that a client's ad will appear on the first page of Google whenever one of the client's keywords triggers it, for the whole campaign term. The guarantee applies to every Australian suburb XLR8 Media works in. **Are there referral fees or commissions on sales with XLR8 Media?** No. XLR8 Media's Google Ads clients pay a campaign fee; XLR8 Media takes no referral fee, no commission and no portal fee on any listing or sale that comes from the campaign, anywhere in Australia. **Is there a lock-in contract with XLR8 Media?** XLR8 Media campaigns run for a fixed term stated in the Product Details and never renew automatically: XLR8 Media contacts the client before the renewal date, and nothing beyond the initial term is invoiced unless the client says yes. The only thing a client gives up by not renewing is the exclusive suburb, which is released to the Australian market. **Are the leads from an XLR8 Media campaign exclusive to me?** Yes. Every call and enquiry from your XLR8 Media ads goes only to you. Leads are never shared, pooled or resold, and because XLR8 Media works with one agent per suburb, no other XLR8 Media client in Australia is advertising to the same vendors in your suburb. **Google Ads or Facebook ads for vendor leads?** Google Ads reaches people who are searching for an agent right now; Facebook reaches people who match a profile. XLR8 Media uses Google search for Australian vendor leads because the intent is explicit (the owner typed "real estate agents" and their suburb), which is why its campaigns are measured on clicks and calls rather than reach or likes. **Google Ads or real estate portal products?** Portal products, such as agent profiles and banner ads, show an agent to people who are already on the portal, often next to other agents in the suburb. XLR8 Media's Google Ads show the agent to an Australian seller at the moment they search Google for an agent, and the call or enquiry goes straight to the agent rather than through the portal's lead system. **Google Ads or lead referral sites?** Some lead referral sites send the same seller's details to several agents at once, which can turn the appraisal into a race on price where the agent quoting the lowest commission wins the listing. With XLR8 Media, the seller searches Google, sees your ad and calls you or visits your profile directly. There is no referral fee, and because XLR8 Media works with one agent per suburb in Australia, the enquiry is never shared with another agent. **Google Ads or SEO for real estate agents?** SEO takes months and cannot promise a position; Google Ads can be on the first page from the first day, and XLR8 Media guarantees the first page whenever your keywords trigger your ad, for the campaign term. Many Australian agents run both: SEO for the long-term profile, Google Ads for the vendor searching in their suburb this week. **Does Google Ads work for real estate agents in regional Australia?** Yes. Regional towns often have less competition for the same searches, and XLR8 Media's one-agent rule applies to regional suburbs and towns in exactly the same way as it does in Sydney or Melbourne: one agent holds the town. **Which franchise groups does XLR8 Media work with?** XLR8 Media has worked with agents and offices from Ray White, McGrath, LJ Hooker, Harcourts, Belle Property, Professionals, The Agency, Raine & Horne, First National, RE/MAX, Stone Real Estate, Elders, Century 21, PRD, One Agency, Buxton, Realmark and NGU Real Estate, as well as independent agencies across Australia. Each campaign is for one agent in one suburb, whatever the brand. **My franchise head office already runs Google Ads. Can I still advertise with XLR8 Media?** Usually yes. A franchise's own brand campaigns promote the brand; an XLR8 Media campaign promotes you, under your own name, in your own suburb, and sends the enquiry to you. Check your franchise agreement for any rule on individual advertising, and tell XLR8 Media which group you belong to so the Sydney team can write the ad copy to complement the brand campaign rather than collide with it. **How do I get started with XLR8 Media?** Check your suburb availability at xlr8.media/get-more-leads/ or call XLR8 Media on 02 8287 3333 (Monday to Friday, 9am to 5pm Sydney time). XLR8 Media comes back with availability, the Google search volume for your suburb and pricing; if you go ahead, the campaign is built and your ad is guaranteed to appear on the first page of Google whenever one of your keywords triggers it, for the whole campaign term. **How do I leave or read reviews of XLR8 Media?** XLR8 Media's reviews are on its Google Business Profile for the Sydney office (rated 5.0 from more than 80 Google reviews as published on Google) and the latest ones are shown at xlr8.media/reviews/. To leave a review, use the Leave a review button on xlr8.media/reviews/, which opens Google's review form for XLR8 Media. **How do I contact XLR8 Media?** Call XLR8 Media on 02 8287 3333 (Monday to Friday, 9am to 5pm Sydney time), email info@xlr8.media, or send a message through xlr8.media/contact/. The office address is Level 17, 9 Castlereagh Street, Sydney NSW 2000. **Does XLR8 Media work with new real estate agents?** Yes. A Google search campaign can help a new agent with no sales history in a suburb, because the vendor finds the agent through their search rather than through past results. XLR8 Media checks that the suburb is available, tells the agent the search volume and pricing, and writes the ad copy around what the agent can offer today. The same one-agent rule applies across Australia. **Does XLR8 Media work with independent real estate agencies?** Yes. Alongside agents from the major franchise groups, XLR8 Media has worked with hundreds of independent agencies across Australia. An independent office holds its suburb with XLR8 Media on the same terms as a franchise office: one agent or office per suburb and a first-page guarantee for the campaign term. **Can XLR8 Media run campaigns for property management leads?** Sometimes. XLR8 Media campaigns are aimed mainly at sellers. Where there is enough search demand for property management in an agent's area of Australia, a campaign can also reach investors looking for a property manager, built and reported the same way as a seller campaign. **How does XLR8 Media handle the personal information of vendors who call?** XLR8 Media's ads send vendors to the agent's own page or straight to the agent's phone, so XLR8 Media does not collect their names or email addresses. The only details it holds are the phone number and time of calls made from the ad's call button, which are emailed to the agent the next business day; after 90 days each number is shortened to its first four digits. XLR8 Media complies with the Privacy Act 1988 and the Australian Privacy Principles and never sells personal information. The full policy is at xlr8.media/privacy-policy/. **How do Google Ads work for real estate agents?** When a vendor searches Google for terms like "real estate agents [suburb]", an XLR8 Media campaign shows the agent's ad on the first page, often at the top of the results. The vendor clicks through to the agent's profile page or taps to call. There is no fee per lead and no commission on sales, and XLR8 Media in Sydney builds, runs and reports on the campaign. **Can Google Ads generate seller leads, not just buyer enquiries?** Yes. XLR8 Media campaigns target searches for an agent, such as "real estate agents" plus the suburb, rather than listing searches, so the enquiries come from Australian home owners deciding who will sell their property. Some campaigns also reach investors looking for a property manager, but vendor searches are the focus. **How long does it take for a Google Ads campaign to start producing real estate leads?** Ads in an XLR8 Media campaign are guaranteed to appear on the first page of Google whenever one of the agent's keywords triggers them, from the start of the campaign term, so you are visible to vendors in your suburb from day one. How quickly the first enquiry arrives depends on how many owners in your suburb are searching that week; XLR8 Media in Sydney tells you the Google search volume for your suburb before you sign so your expectations are set by data, not by a promise. **Do I need a website to run Google Ads with XLR8 Media?** You need somewhere for the click to land, usually your agent profile page on your agency's website. XLR8 Media does not build or host websites; the ads point at the page you already have, whether you sell in Sydney, Melbourne or regional Australia, and the call button in the ad lets a vendor ring you without visiting a page at all. **Do Google's housing ad restrictions affect real estate agents in Australia?** No. Google's housing, employment and credit advertising restrictions apply to ads targeting the United States and Canada. XLR8 Media's Australian campaigns can target by suburb and by keyword without those limits, which is what makes suburb-level campaigns for one agent possible. **What does "one agent per suburb" mean at XLR8 Media?** XLR8 Media allocates each client an Exclusive Position: a combination of suburbs and keywords that no other XLR8 Media client can buy while that client's campaign is active. XLR8 Media never runs competing Google Ads campaigns for two real estate agents in the same Australian suburb, so our clients never bid against each other for the same vendors. **How do I find out if my suburb is available with XLR8 Media?** Submit the suburb on XLR8 Media's Get more leads page at xlr8.media/get-more-leads/ or call the Sydney office on 02 8287 3333. XLR8 Media checks whether the suburb is held by an existing client and replies with availability, the Google search volume for that suburb and campaign pricing; if it is taken, we can tell you which neighbouring suburbs are open. **What happens to my suburb at the end of my campaign term?** XLR8 Media contacts you before the renewal date, and renewal is never automatic. If you do not confirm within 10 business days of being contacted, your Exclusive Position is released to the market, and another agent in your Australian suburb can take it. **Can I pause my suburb with XLR8 Media and come back to it later?** No. An XLR8 Media Exclusive Position cannot be put on hold. To keep your suburb, a consecutive campaign must start within 10 business days of the renewal date. The rule applies to every XLR8 Media client in Australia so that no agent can park a suburb to keep a competitor out of it. **Does suburb exclusivity stop my competitors from advertising in my suburb?** No. Exclusivity means XLR8 Media will not work for another agent in your suburb. Other agencies, franchise head offices and the portals can still bid in the same Google auction anywhere in Australia; XLR8 Media's job is to win that auction for you, and in 2025 our clients' ads held the number one position on Google 55.18 percent of the time on average across all our client campaigns. **What does XLR8 Media report on a Google Ads campaign?** Every XLR8 Media report covers impressions, clicks, click-through rate, position on the page and calls from the ad for the campaign, written in plain English. Reports are delivered regularly and at the end of the campaign to every client, whether the suburb is in Sydney or regional Australia, and an extra progress report is available on request. **What does Google Ads optimisation include at XLR8 Media?** Optimisation at XLR8 Media means proven real estate ad copy and keyword-level bid refinement, done continuously by the Sydney team against the real search terms Google reports, so the ads keep showing for the searches that matter. **What was XLR8 Media's number one position share in 2025?** In 2025, ads run by XLR8 Media held the number one position on Google 55.18 percent of the time on average across its client campaigns. The figure corresponds to what Google calls absolute top impression share: the share of eligible impressions in which the ad was the very first ad on the results page. It is XLR8 Media's own figure, measured across Australian real estate campaigns. **Does XLR8 Media run Google Ads for real estate agents in Sydney?** Yes. XLR8 Media is based at Level 17, 9 Castlereagh Street in the Sydney CBD and runs suburb-exclusive Google Ads campaigns for real estate agents across Greater Sydney, from the eastern suburbs and the north shore to Parramatta, Penrith, the Hills and the Sutherland Shire, with one agent per suburb and a first-page guarantee for the campaign term. **Why are Sydney suburbs more competitive for Google Ads?** Sydney is Australia's largest real estate market, so more agents compete for the same vendor searches than in any other city. XLR8 Media quotes each Sydney suburb separately after checking its search volume and competition. **Where is XLR8 Media's Sydney office?** XLR8 Media's office address is Level 17, 9 Castlereagh Street, Sydney NSW 2000. The team works with agents across Sydney and the rest of Australia Monday to Friday, 9am to 5pm; call 02 8287 3333 or email info@xlr8.media. **Does XLR8 Media work with real estate agents in Melbourne?** Yes. XLR8 Media runs suburb-exclusive Google Ads campaigns for real estate agents across Melbourne, from bayside suburbs such as Brighton to the inner east, the northern suburbs and the western growth corridor around Werribee and Point Cook. Campaigns are managed from XLR8 Media's Sydney office with meetings by phone or video, and one agent holds each Melbourne suburb. **How does suburb exclusivity apply to Melbourne auctions?** Exclusivity with XLR8 Media is about who we work for, not about the auction. One XLR8 Media client holds each Melbourne suburb, so our clients never bid against each other on Google for the same vendors; other agencies, franchise campaigns and the portals can still bid, and XLR8 Media's job is to win that Google auction for the agent who holds the suburb. **Which Melbourne franchise groups has XLR8 Media worked with?** XLR8 Media has worked with agents and offices from groups with a presence in Melbourne, including Buxton, Ray White, Harcourts, Belle Property and Raine & Horne, plus independent agencies across Victoria. Each campaign is for one agent in one suburb, regardless of brand. **Does XLR8 Media run Google Ads for real estate agents in Brisbane?** Yes. XLR8 Media runs suburb-exclusive Google Ads campaigns for Brisbane real estate agents from the inner north and west to Logan, Moreton Bay and the bayside, with one agent per suburb, a first-page guarantee for the campaign term and reporting in plain English. Campaigns are managed from XLR8 Media's Sydney office with meetings by phone or video. **How does XLR8 Media price a Brisbane suburb?** XLR8 Media quotes each Brisbane suburb separately, based on its own Google search volume and competition. Reports cover the impressions, clicks, click-through rate, position on the page and calls your campaign produces. **Which Brisbane and Queensland franchise groups has XLR8 Media worked with?** XLR8 Media has worked with agents and offices from groups including NGU Real Estate, Ray White, LJ Hooker, Harcourts, RE/MAX, Professionals and First National, plus independent Brisbane agencies. Each XLR8 Media campaign is for one agent in one suburb, whatever the brand. **Does XLR8 Media run Google Ads for real estate agents in Perth?** Yes. XLR8 Media runs suburb-exclusive Google Ads campaigns for Perth real estate agents from Joondalup to Rockingham and from the coast to the hills, with one agent per suburb, a first-page guarantee for the campaign term and plain-English reporting. Campaigns are managed from XLR8 Media's Sydney office with meetings by phone or video at Perth-friendly times. **Why does Google Ads suit real estate agents in Perth?** Perth vendors search for an agent with the suburb in the query, so being in front of them when they search matters. XLR8 Media campaigns aim to put one agent per Perth suburb at the top of those searches. **Does the time difference matter when XLR8 Media manages a Perth campaign from Sydney?** No. XLR8 Media's Sydney team runs campaigns for Perth agents with meetings by phone or video scheduled for Western Australian business hours, and the campaign itself runs on Google around the clock. Reporting is in plain English and covers impressions, clicks, click-through rate, position on the page and calls for your Perth suburb. **Does XLR8 Media run Google Ads for real estate agents in Adelaide?** Yes. XLR8 Media runs suburb-exclusive Google Ads campaigns for Adelaide real estate agents from Glenelg and Henley Beach to Norwood, Burnside, Salisbury and Mawson Lakes, with one agent per suburb, a first-page guarantee for the campaign term and plain-English reporting. Campaigns are managed from XLR8 Media's Sydney office with meetings by phone or video. **Is Google Ads worth it for an Adelaide agent watching costs?** XLR8 Media charges no referral fee and no commission on any sale the campaign wins, and each Adelaide suburb is quoted separately on its own Google search volume and competition. **How does XLR8 Media price an Adelaide suburb?** XLR8 Media quotes each Adelaide suburb on its own Google search volume and competition after checking that the suburb is available, so a campaign in Burnside and a campaign in Morphett Vale are priced separately. Send the suburb through xlr8.media/get-more-leads/ and XLR8 Media replies with availability, search volume and pricing. **Does XLR8 Media run Google Ads for real estate agents on the Gold Coast?** Yes. XLR8 Media runs suburb-exclusive Google Ads campaigns for Gold Coast real estate agents from Coolangatta to Coomera, including Surfers Paradise, Broadbeach, Burleigh Heads, Robina and Helensvale, with one agent per suburb, a first-page guarantee for the campaign term and plain-English reporting. Campaigns are managed from XLR8 Media's Sydney office with meetings by phone or video. **Do Gold Coast apartment suburbs and house suburbs get different XLR8 Media campaigns?** They get the same approach with different ad copy. Every XLR8 Media campaign is built around searches such as "real estate agents [suburb]", and the ad copy for a Surfers Paradise or Broadbeach campaign can speak to apartment owners and investors while a Robina or Helensvale campaign speaks to house owners. Either way one agent holds each Gold Coast suburb and the pricing reflects its own search volume and competition. **Why do some suburbs cost more to advertise in than others?** Because Google Ads is an auction and the price of a click is set by competition. A crowded Sydney or Melbourne suburb has more advertisers bidding on the same searches than a quiet regional town, so XLR8 Media quotes each Australian suburb on its own search volume and competition. **Does XLR8 Media publish its prices?** No, because every suburb is different. XLR8 Media quotes each Australian suburb after checking availability and its Google search volume; send the suburb through xlr8.media/get-more-leads/ for a quote. **Can a franchise agent run their own Google Ads under their own name?** In most cases yes, but each agent should check their own franchise agreement first. XLR8 Media runs the campaign under the agent's name, in the agent's Australian suburb, with the ad pointing at the agent's own profile page and calls going to the agent. **What happens when my franchise and my own campaign both bid on the same search?** Google runs one auction per search and ranks both ads by Ad Rank (bid, ad quality and context), so both can compete in the Australian auction, although Google will not show two ads for the same website in the same spot on the page. The vendor's enquiry goes to whichever ad was clicked: the brand ad feeds the network's own system, while your XLR8 Media ad sends the vendor to your profile or rings your phone. **Does suburb exclusivity stop my franchise head office advertising in my suburb?** No. XLR8 Media's one agent per suburb means no other XLR8 Media client can hold your Australian suburb. It cannot stop a franchise head office, a portal or another agency bidding in the same Google auction. **What is a good click-through rate for a real estate agent's Google Ads?** Across XLR8 Media client campaigns in Australia the average click-through rate is around 7.5 percent, about 20 percent above the Google search ads average of 6.6 percent. It is an average across all campaigns, not a promise for any one suburb. **Why did my impressions drop when my click-through rate stayed the same?** Usually because fewer people in the suburb searched that month. On an XLR8 Media campaign built on searches such as "real estate agents [suburb]", impressions follow how often Australian vendors in that suburb make the search, so they rise and fall with the market. **How does XLR8 Media track calls from my ads?** Every XLR8 Media ad carries a call button. Calls made from that button are tracked and emailed to the agent the next business day, and each report for the Australian campaign shows the total. **Are Google search leads better than Facebook leads for real estate agents?** They are different. A Google search enquiry usually comes from an Australian owner who searched for an agent, while a Facebook or Instagram enquiry often starts with price curiosity. XLR8 Media runs Google search only, because its campaigns are built for the moment a vendor searches. **Should a real estate agent run Facebook ads and Google Ads together?** Many Australian agents do, and it works when each channel is judged on its own job: social ads on reach and staying in touch, Google search on vendors who are actively looking. XLR8 Media runs the Google search side. **Why is it a problem if one agency runs Google Ads for two agents in the same suburb?** Because Google Ads is an auction: the two agents chase the same top spot and the same vendors, they split the enquiries, and every optimisation made for one client is made against the other. XLR8 Media avoids the problem by working with one agent per suburb anywhere in Australia, written into each client's Product Details as an Exclusive Position. **Is suburb exclusivity common among Australian Google Ads agencies?** Not universal. Many agencies run campaigns for several agents in the same Australian area, so it is worth asking any agency directly. XLR8 Media's Exclusive Position (suburbs plus keywords for one agent) is defined in its terms and applies to Google search campaigns. **Can I hold more than one suburb with XLR8 Media?** Yes. An Exclusive Position can cover several suburbs, and neighbouring suburbs can be added while they are available. XLR8 Media checks each suburb separately, quotes each on its own Australian search volume and competition, and the same renewal rules apply to every suburb in the position: renewal is never automatic and a suburb cannot be held without an active campaign. **Does XLR8 Media's suburb exclusivity apply to regional towns?** Yes. The one-agent rule applies to any suburb, town or locality in Australia in the same way as it does in Sydney or Melbourne: the first XLR8 Media client to take the town holds it for as long as their campaign is active. **How do I check whether an agency is really a Google Partner?** Ask for its entry in Google's public Partners directory, or search the directory by name; only companies with current Partner status may display the badge, and the directory is the record. XLR8 Media's entry is public, and any Australian agency that cannot give you a link should be assumed not to hold the badge. **Does the Google Partner badge mean Google endorses an agency's results?** No. Google states the badge requirements as performance, spend and certification thresholds; it does not endorse any agency's results or its knowledge of a market such as Australian real estate. XLR8 Media treats the badge as a minimum standard and asks agents to judge it on its one-agent-per-suburb rule, its reporting and its published terms instead. **What questions should I ask a Google Ads agency before signing?** Three: will you run campaigns for other agents in my suburb; what do you report and how often; and what happens at the end of the term. XLR8 Media's answers for Australian agents are one agent per suburb, impressions, clicks, CTR, position on the page and calls in plain English, and a renewal that is never automatic. ## Profiles - Google Partners directory: https://www.google.com/partners/agency?id=5997588348 - Google Maps: https://maps.google.com/?cid=15071638591125341244 - Linkedin: https://au.linkedin.com/company/xlr8-media - Facebook: https://www.facebook.com/XLR8.MediaAU - Instagram: https://www.instagram.com/xlr8.media/
